URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

Different residential development sites in the area include those on Anchorvale Road, which might yield in between 6,000 and 7,000 new dwellings, includes Lee. Thus, anywhere from 10,500 to 12,000 new residences might be offered in Sengkang in the future, consisting of exec condominiums and private real estate.

The 3 parcels in Sengkang have the potential to be developed into a total of 4,500 to 5,000 brand-new dwellings in the future, Lee estimates. He strongly believes the residential units will be a mix of HDB, exec condo units (ECs) and private property.

Five land parcels were rezoned as part of the most current amendment to URA’s Master Plan 2019. Three of the spots are in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to help with property development that will sustain the demand for housing in the places as well as permit more residents to have easier access to features and public transportation, states URA.

The parcels in Sengkang are in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. 2 roads separate the 3 parcels. “The Fernvale area is an expansion of Sengkang town and brings residents closer to Seletar Aerospace Park,” states Lee Sze Teck, senior director of data analytics at Huttons Asia.

The easternmost parcel in addition includes a limited area zoned for household, a different site for a park, and a proposed site zoned for health and primary care. The locations in this parcel may be developed much higher typically than the previous location, with a larger gross plot proportion of 4.0 or 4.2.

The middle site has pockets of residential sites, a proposed place for a park, and a proposed area for a house of prayer. Most of the sites in this parcel will have a gross plot ratio (GPR) of 3.9 or 4.2.

The western parcel is suggested to be zoned as a pure housing site (based on detailed arranging). Huttons’ Lee thinks the westernmost location in Fernvale can house an MRT station for a new line spreading from Woodlands to Greater Southern Waterfront and going through Sengkang. If so, the new stop will certainly serve the upcoming house in Fernvale. “However, it might take years for in-depth preparation on the brand-new line to be realized,” he includes.

2 different parcels of land re-zoned for residential development are at Woodlands Drive 17 and Bukit Panjang Ring Road.

On the other hand, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the area can generate 900 to 1,000 house units and most likely be brand-new Built-to-Order flats.

The land parcel at Woodlands rests opposite the Singapore Sports Academy and can yield 1,000 dwellings, according to Lee. Opposite the road, a government land sale (GLS) spot at Champion’s Way was offered for $904 psf per plot ratio in September 2023 to City Developments Ltd. The site can be become a 350-unit exclusive household project.
